ask the tenant to write to you every month [when they send in the rent] about all the little things they see that need fixing — as well as call if something significant goes wrong.
then, you’ll have a list to work from — or for your maintenance person to begin with. while there to do things on the list, keep eyes open and try everything to see how it works — this’ll find other issues before they become major.
